Party in the city where the freaks are on. The NSFW is planning to touchdown in Miami to bring up the heat. We’re currently seeking three partners to be investors and have your stake in the NSFW Miami.

Investor Details

RAISE:

  • Total Raise: $90,000

  • $5k Monthly / Paid Back in Revenue

USAGE:

Security, Renovations, Furnishing, Rent

Raise amount is $25k per partner to cover security, first and last, set-up costs.

New Well Inc. will secure a 5+ bedroom private home in the Miami area with a pool and other amenities. Each investor will have a room in the home and can stay at the NSFW Miami. 

The space will have capacity of up to 80 guests for weekly events, workshops and private rentals. Monthly cost per investor will decrease based on returns on revenue from the space.

REVENUE:

  • Access Passes: $25,000 (250 Monthly at $100, 65 guests per party)

  • Membership Dues: $15,000 (1000 Members at $15 average)

  • Monthly Revenue: $40k 

  • Yearly Revenue: $480k

COSTS: 

  • Rent: $20,000

  • Utilities: $1250

  • Staffing: $5000

  • Insurance: $250

  • Total Cost: $26,500

Profit After Costs: $15,500

Yearly Profit (before tax): $186,000



Within 3-6 months of operations, investors will be able to stay at NSFW Miami for the life of the space at no cost (3-5 Years). Revenue from events covers rent at a break-even of $26,500. Investors can rent their room to someone else if they are not staying in the house. Initial investment paid back through profit on the space. First $90,000 in profit paid back to investors.

Investor Perks

One Private Rental at NSFW Miami. Full takeover with performers, staffing, and open bar for up to 60 guests. Value of $10,000.

Access for two to Events hosted by NSFW. Unlimited Couples Membership. Value of $2,400 per year. Plus 6 Guest Access Passes Monthly ($600 Monthly,Value $7,200)

House Usage

Smaller workshops during the week in larger areas. Room will be accessible during Saturday NSFW events. Sheet change over and professional cleaning of space once a week.
