A private entrance leads to three floors of play. The first level will be our members lounge and bar. The second level will be for play and workshops. Third level will be for VIP Access.  Rooftop will be available for buildout after year one. Bathrooms on each floor. The top floor has a full bath. 

Capacity of 160, 120 for play events. Close to subways. At the base of the Manhattan Bridge. Chinatown / Lower East Side.

REVENUE PLAN:

  • After 3-6 Month Build Up

  • Access Passes: $16,000

  • Membership Dues: $12,000

  • Rentals: $12,000

  • Monthly Revenue: $40k 

  • Yearly Revenue: $480k

  • Utilities: $1250

  • Staffing: $6000

  • Insurance: $250

LOAN TERMS: 

Loan at a 10% yearly interest rate. Payment begins in month 3 when we reach our revenue goals. 5% loan repayment a month. Total of 24 months to repay principal.

Lease Term & Rent

  • Lease Preparation Fee: $750 payable to Peter F. Chiu

Additional Lease Terms

  • Roof Access: Not available during the first lease year (until 9/14/2026). Usage to be discussed afterward.

  • Free Rent: Tenant receives half a month’s free rent for each floor.


    Tenant pays for:

  1. Water/sewer from the city

  2. Electricity and gas

  3. Carting/trash removal

  4. Tenant’s own insurance

Landlord’s Responsibilities

Before or at move-in, landlord must:

  1. Fix and replace the 3rd floor flooring

  2. Repair ceilings on the 2nd and 3rd floors

  3. Ensure the 3rd floor bathroom is in working order

  4. Add a kitchenette to the 3rd floor
